Natick Market Momentum January 2009

January is traditionally one of the coldest and slowest months for real estate sales in the MetWest area.

While the high end part of the housing market is affected disproportionately, Natick overall had a good January in 2009.

Eleven (11) homes were sold this past month, compared to 12 homes in January of ’08.

Another favorable trend was that the days on market for the homes sold in January in 2009, was down 29.4% over January of the previous year.

The main indicator of economic stress on Natick housing, was the 13.7% reduction in the averages sales price.

It is not clear why prices declined significantly for the month of January ’09 versus ’08, but possibly the slowing of high end sales in town caused the decline in the average sales price.

Natick had 11 homes go under agreement in January, and saw just 62 single family homes for sale at the end of the month.  Natick’s low supply is helping to keep the market in balance.

Homes priced reflecting current market conditions are moving.

We are seeing a price reset close to 2004 values.
